Site overview

Exemplifying the considerations of the Motor Age, the former Irwin Union Bank and Trust Building, now Lucabe Coffee Co. is a shining example of the ability of modernist structures to form and tie together a community. Designed by Harry Weese in 1961, the building was centered around the automobile featuring three drive-through windows and a large parking area just outside of a major arterial road. With the recent proliferation of biking and pedestrian paths in the area, Lucabe Coffee Co. saw an opportunity to adaptively reuse this beautiful structure as a new coffee house and gathering space for the community. Lovingly restored with help from the Landmark Columbus Foundation, Lucabe Coffee Co. continues Columbus’ tradition of housing the work of prolific modern architects.

2022

The jury awards a Commercial Design Citation of Merit for Lucabe Coffee Co., originally the Eastbrook Branch of the Irwin Union Bank, located in the modernist city of Columbus, Indiana. Designed by Harry Weese in 1961, the building exemplified the considerations of the Motor Age, featuring four drive-through windows and a large parking area just outside of a major arterial road. Owners Alissa and Tyler Hodge fell in love with the building when they first moved to Columbus, and with the recent proliferation of biking and pedestrian paths in the area, they saw an opportunity to adaptively reuse the unique structure as a new coffee house and gathering space for the community. The floor in particular was an achievement. Tyler led the efforts over nights and weekends to remove carpeting and multiple layers of glue. The beauty of the green-tinted slate floor was restored and it is now the centerpiece of the building. One of the four large tower elements required structural engineers and skilled tradespeople to restore its drive-thru functionality, and the bank vault was transformed into a children’s area. Throughout the process, Landmark Columbus Foundation helped guide the owners and connect them with qualified professionals.

“The merit in this project is the care, attention, and community effort taken for a building in an important neighborhood.”

- Susan Macdonald, ICCROM, RIBA, PIA, 2022 Jury member

“It is a valuable example of passionate recognition of historic modernism by entrepreneurial residents, that was realized largely outside of academics and specialist professionals.”

- Henry Moss, AIA, 2022 Jury chair

Original Brief

Situated along Haw Creek, the Irwin Union Bank and Trust building, now the Lucabee Coffee Co. building is an historic former bank building designed by famous Chicago Modernist Harry Weese. Completed in 1961, the building exemplifies the considerations of the motor age, built with three drive in windows and to an automobile scale. The unique structure has faced several challenges over its lifetime, including a flood in 2008 that cause severe damage to the building. After being vacated by First Financial Bank in 2020, longtime fans of the building Lucabe Coffee Co. worked to reuse the building with help from the Landmark Columbus Foundation and support from over twenty other community businesses. The renovation has achieved both commercial and media success, highlighting the adaptive reuse of a gorgeous example of Modern architecture.

General Description

The design of the former Irwin Union Bank and Trust Building is a perfect example of architecture design considerations in the motor age. The structure featured three former drive-through teller windows and was positioned just off of a key arterial, N National Road. The teller windows are contained in four unique towers that frame the rest of the building, giving it the appearance of bridging the nearby roadway to the Haw Creek beside it. The interior design of the renovated building features a blue slate floor and a wide open floor plan, removing cubicles from its time as a bank and opening the space to coffee goers. The former bank vault is now a children’s play space, featuring a small jungle gym and miniature bank.
